FHA 203k Limited

  • Program Overview
  • Minimum 620 FICO
  • 3.5% minimum down payment on a purchase
  • Rehab amounts between $5,000 and $35,000
  • Acceptable Improvements include:
    • Repair/replacement of roof

    • minor renovations
    • painting
    • safety upgrades
    • replacement of windows and doors

FHA 203k Standard

  • Program Overview
  • Minimum 620 FICO
  • Max LTV 110%
  • Rehab amounts $5,000 and max FHA county loan limit
  • Up to 5 draws allowed
  • Acceptable Improvements Include:
    • Structural renovations
    • Remodeled bathrooms and kitcthens
    • Adding square footage, additional bedrooms, stories
    • Repair/replacement of roofs, HVAC, septic systems, flooring, electrical systems, decks and patios
    • Interior and exterior paint

  • Program Overview
  • 620 Minimum FICO
  • 3% Minimum down payment
  • Completion of newly built home allowed when at least 90% completed
  • Eligible improvements include, but are not limited to:
    • Kitchen and bathroom remodels
    • Upgrading landscaping
    • Replacement of home appliances
    • Luxury home improvements such as in-ground pools

HomeStyle Energy

  • Refinance higher-interest energy improvement debt such as PACE and HERO loans
  • Finance up to 15% of the “as-completed” appraised property value of the home with energy upgrades and improvements
  • Finance up to $3,500 in weatherization or water-efficient improvements with no energy report

Energy Efficient Mortgage (EEM)

The Energy Efficient Mortgage (EEM) allows borrowers the opportunity to finance energy conservation improvements into their home loan.
